Looking For Land? Then You Need An Insider.
How many buyers are out looking for acreage for either their own homesite, or maybe for a small horse farm. There are a lot of potential buyers that are not being put together with the best fit for their needs. Now while I am speaking on working with a person that is familiar with the area and considered an “Insider” that does not have to mean someone that was born and raised in the area. In some cases I have seen that actually work against an agent. For example in the rural areas of the Triad of North Carolina many of the large land parcels are family owned and a lot of these sellers are very private people. So they usually do not wish it to be public knowledge that they are selling any of their land. In some cases these land owners want to get to know the buyers because they want to know that their family land that they are selling is going to be “taken care of”.
I know of one land owner that would prefer that their land be sold to only one or two people and be used for a horse farm or some other type of agricultural purpose. They care about who is going to buy the land that their family has toiled over for generations.
So having a land buyer’s agent that knows these land owners and is sensitive to their needs and requests will help the home buyer’s looking for land to find that perfect parcel of land say overlooking the river with nice natural hardwood trees.
If you are looking for land you will find that much of the good land is not publicly listed for sale. Just any buyer’s agent is not going to be able to look into their MLS system and find hundreds and hundreds of acres listed for sale.
I worked this weekend with a family looking to buy a horse farm. Now we have been looking at just land or established farms. A lot of what we have been looking at is not even public knowledge that the land is available. After years of helping my clients sell farms and large tracts of land I have become a trusted source for this area. The sellers of these farms and large tracts of land have come to know that A) I can be trusted to keep their private dealings private, B) I am respectful of their desires and needs, C) I have a respect for the land. So in turn they trust me to only bring to them qualified buyers that area a good fit for their land.
