With the media OVER reaction to the earthquake in Central Virginia yesterday, I am getting calls and e-mail from my owner clients asking me about their local rental property.
ALL * I repeat ALL of the calls are from owners who have actually lived at the property that is now being rented. This shows me that they still have an emotional tie to their homes so I'm happy to e-mail them and let them know that nothing has been reported at the property and that if it is, I'll let them know.
Some of these owners have actually suggested I go to the property and check on them. I have spent the morning quickly checking my few vacant homes for water leakes; however, those properties that are occupied have responsible residents who know to report any issues directly to me. While I may order an inspection from a LICENSED home inspector if the owner wanted to pay for it to make sure their home was UNharmed, my going into homes to look for foundation cracks or openings in the drywall is not going to be worthwhile UNLESS the defects will be addressed and if they are not, the current residents will resent my intrusion.
My INVESTOR owners are more objective with their Central Virginia properties and they know that I will take care of any IMPORTANT issues that may arise AND that my NOT OVER reacting to the situation is best for THEM and for MY residents.
