How Would You Compete with The Builder And Attract Senior Home Buyers ?

The Problem:

There are currently 260 or so active listings in Sun City. The Builder--Pulte is giving some  wonderful incentives that makes it difficult for resales.

The New Home Prices are equal to or better than resales, these are offered with upgrades that used to be "extras"; they are offering 50% off on some lots and more.

This is tough competition.

Any Suggestions?

John,the builders (I'm one as well as a broker) are throwing a curve to the resales. Still many existing homes allow more square footage for the same price in most cases. You will have to sell the square footage approach if that's the case in Sun City. I feel the builders numbers most likely haven't hit the bottom at this point. But how low can they go?

That is a tough one.  Maybe you could mention that the home you are selling has well established landscaping.  Also, How about your seller does owner financing.  Get a good down payment and have them refinance in 5 years.  Something along those lines.

Wow, its hard to fight deep pockets like Pulte.  Maybe something to consider is that when you purchase one of their homes and need to resell it that "the builder" will still be selling homes that will be competing with their own home and the builder can still afford to offer incentives.  

But thats just my 2 cents.
