Maybe this is just my experience, but a number of people have approached me about buying a home.  Okay, I am a Realtor, that makes sense.  But,  there is a small number of people who have approached me, that probably could not buy a home.  To date some of my most interesting cases have been a crack head, a crazy person, and an unemployed person.  Now, I have nothing against anybody.  And I will help whoever I can.  But, some of the people that approached me, had to know there was no way they would be able to buy a home.  All of these individuals had little if any money, poor credit, and several other bad situations in their lives.  I talk to them briefly about the home buying experience and what it usually entails.  I then ask that they work with a lender to get pre-qualified.  They never come back.  They always decide after meeting with the lender that now is not the time.  As, I said, I hold nothing against any of these people, in fact some of them I consider to be friends.  They may very well get their lives together and move onto a situation where they can buy a home.  It has just created some uncomfortable situations.  I am waiting for the conversation where I tell someone that they can not use food stamps or crack as earnest money.  I was wondering if anyone else had some interesting, possibly humorous stories about people that have approached them to buy a home.

If you were Broker Bryant, you would have altered your photo to look like Disney's fairy godmother, because that's what these people need.

I'm sure that many of the borderline cases who were a stretch to finance now have helped to create the foreclosure mess.  They didn't understand what they were getting into, or at what terms.

You're wise to ask for prequalification.

The lesson here is to ask the pre-qual questions early and not spend time with duds.

Many people that want to rent from me will tell me that they might eventually be interested in buying the house if they like it after they move in.  I ask them how their credit is and if they have any money for a down payment.  That usually puts a quick damper on their plans to buy.  My latest prospective tenant that wants to buy has a 480 credit score.  I just sort of snicker under my breath when they bring up the subject of buying.

Work with them Mike, they came to you to buy a home. Maybe they can't buy one now but they may soon be able to once you point them in the right direction.
