No Photo Per Seller-No WayIn Northern Virginia our MLS system requires an agent upload at least an exterior photo of the property within 48 hours (excluding weekends & holidays).  Seems simple enough especially with either a digital camera or camera phone.  Yet there is also an option for sellers NOT to have an exterior photo of their home shown.

There have been thousands of articles written on the value of photos in helping entice buyers to your home.  Making sure your home has curb appeal with a well tended yard helps bring a buyer up the sidewalk to the front door.  Once inside finding a home where at minimum the dirty dishes are out of the sink and everyday clutter out of sight is essential.  So what does it say to a buyer when you don't even want an exterior photo of your home on the Internet?

We all understand privacy concerns but withholding an exterior photo of your home from the MLS isn't protecting your privacy.  Your address is front and center for a buyer to see.  With today's Internet technology all a buyer or their agent needs to do is head to their favorite on-line mapping tool and enter your address.  They can zoom to street level and in many major metropolitan areas they can see the front, side and rear of your home without leaving the comfort of their living room.  All you have done by no allowing your agent to take exterior photos is raise the question "what is wrong with this house?"

As an agent explaining the value of both exterior and interior photos to your clients should be one of the first things you do during a listing appointment.  There is plenty of data to support why photos are key in helping sell a home.  No photo per seller is hurting your client and impacting your bottom line as well.

No photo per seller...no way.

Cindy -- GOOD pictures sell.  They are an absolute necessity. How do you market this?  We get fined if we don't have at least one pic.

Buyers want to see photos. Brokers want to see photos. No one is going to come see your home, unless they have a good idea of what it looks like first.

Every other listing has at least a dozen pictures. If you cannot do that, then buyers will just pass you over for the next one!

Cindy, our board requires the same and if we don't post a photo, we're fined $50.  I'm not  sure why these sellers didn't want a photo of some kind.  It's the number one way to get them to preview the hoe.

Wallace has a very good point - with all the photos available of your neighborhood - most of the unbelievably unflattering  - sellers have to get over the notion that they ever had any real privacy at all.  I was looking on Goggle Earth - You could see my patio furniture from the satillite site.  Than goodness I wasn't sunning myself on the deck when that was taken.

I think we have it in our listing agreement. There does not seem to be any good reason why there would not be at least one picture.

Hi Cindy...Any seller that refuses to have a photo would make me wonder if they were even serious about wanting to sell. Their home would certainly not elicit the right interest from most buyers and agents.

Hi Cindy, boy, it's frustrating enough when we are searching for homes for our clients and there is no main picture yet, I can't imagine a buyer taking much time in reviewing the home stats. They, as do we want to see pictures. My guess is that if the seller is insisting on no pictures, there probably is no lock box on the door either and all showings need to be accompanied by the agent. Nope..pass this one up in a heart beat!

Don't the sellers want to sell their home.  Agents need pictures to determine if the house would suit a buyer.  At the very least there should be one picture.

I've heard of no sign, but no photo, that's a new one.  I go straight past homes on the MLS that don't have pictures.

I've had this happen in a small number of listings and it has to done by exception with the MLS.  If I had someone ask to do it though, I'm not sure I'd take the listing.

Hi Cindy - My MLS has a stock library of one exterior photo per property that can be used immediately.  If the property does not have one, you simply tell the MLS to send their photographer to take a photograph.

I have actually had sellers who ask for me not include pictures so i understand, after telling them the benefits of at least exterior pcitures we agree on no interior pictures. Many reasons are for security for those who are extreme with tehir security but the biggest reason is tehy dont wants exes to see what is now i their house...

It is hard to advertise the home if no photos. I have clients that won't even look at the listing until there are photos.

I have not ever had a seller not want ANY photos on the MLS - and as some have said, with Google Earth, public tax assessor information, previous listings, etc. there really is no reason to not at least have an exterior photo - with the internet, privacy is a thing of the past.  Besides, if it is listed and teh address is being advertised then buyers can drive by the house and see the exterior anyway, so what's the point of hiding it by not putting a photo?  Doesn't make sense -Kasey

Google any address, and you can see what you described UNLESS it is in Minnesota.  They really don't do a very good job here, but, nonetheless, exterior and interior shots are needed to sell a home.  Thanks, Cindy.
