Please keep in mind most of my probate deals are not through the MLS as I deal direct with the estate and either buy the property if a wholesale purchase works for the heirs or I bring a end user buyer for a close to retail purchase.   I am usually the only agent so I double end most of these sales.  One of these double end deals per month is not rare if you work the system as in my two Counties I have more than 100 new probate home leads per month.  Think about this!  100 homes, most paid off and vacant where heirs are going to receive FREE money.   This is the market I have worked for the last 23+ years.

I have been teaching agents and investors, under the radar since 1992 how to do this probate business and I have been making it available to Active Rain members at a discount and throwing in Webinars from time to time.  I even started a probate lead business in the San Francisco Bay area where my team does all the research, completes the tracking sheet and sends them weekly to my probate students and clients who sign up for this service.  I'm not sure how much more I can do for you other than do the deal for you lol.
