Sorry, Charlie! You are ineligible to write that offer!

HUD does NOT notify companies when their NAID number is expiring. The day you write an offer is NOT the time to discover that your firm's NAID (Name Address IDentifier) has expired. Any agent representing a client in the purchase of a HUD-owned property must have an active NAID number, and an expired one cannot be used even temporarily. 

NAID numbers must be renewed annually, and the process has no fast-track option. Finding the renewal date is easy. Follow these steps:

• Go to the the HUDHomestore website by clicking HERE.
  

 

• Click on the NAID Registration link (note yellow highlight in illustration below)
  

 

 

 

• Click on the Check Current NAID Registration Status button (note yellow highlight in illustration below)

• Fill in your company's social security or EIN (whichever was used when applying for the NAID) and click Submit button
  

 

If you have not checked your company's NAID status recently, I suggest you do that before you even show a HUD-acquired property. Just as you would print out the MLS sheet in preparation for a showing, you should check to see if you are even eligible to write an offer on the property.

What should you do if you find that your company NAID has expired? Refer the client to an agent whose company has an active NAID. The renewal process can take several weeks. I repeat--there is no fast track option!
