I just got a call from a very nice man who lives in Texas. He doesn't hear very well, and when I answered the phone, "Hey! This is Eleanor, how can I help you" (which is what I generally say when I am talking to someone I don't know) he said,
"Yeah, Eleanor, I was lookin' at your website and I want to know if I can qualify for this program."
????????????? I write about a ton of programs - I don't know what he's talking about!
"Which Program?"
"The one where I can buy one of those houses that needs some fixin' up. I'm lookin' at it right here on your website!"
"A FHA 203K loan maybe? Can you tell me what the page says??"
"It says I can buy one those houses with $100."
"HUD Homes! Yes! Can you tell me where you're calling from?"
"Montgomery County Texas."
And that's when I looked up Montgomery County Texas on AR, and gave him Henry J. Daniels name and number. The customer was so happy that I could refer him to someone close by.
Now, Henry may not be as pleased, because at the end of the conversation the customer said, "now do I have to have perfect credit?" I explained that for our company you would probably need a 620 credit score - and he didn't seem too put off by it, but you never know.
My point is that I get a ton of calls from people that are just too far away for us to try and help, and I feel completely comfortable referring them to a member of the AR Family!
The second point is really more of a question... We can ALWAYS tell when a Lead came from the Internet. The person generally doesn't say, "This is John Patton, I wanted to ask you a few questions about a mortgage loan." Oh No! The Internet customers WE get generally start the conversation just like this guy did... as if he already knew us. How can you tell when you get an Internet Lead Call? Do you have a special number? Just Curious!
