The most obvious quality we all appreciate is loyalty. But within the context of loyalty there should be some perimeter. If I am not doing my job as a listing agent, i.e. staging guidance, professional photos, marketing, communicating, open houses, creative networking, making sure my listings have excellent exposure, and in short doing everything possible to sell their home, then I would not expect loyalty. From a seller’s point of view if an agent is not doing all that should be done and after careful determination that they may be incapable of doing the job then for their best interest they should find an agent who is capable. But if everything is being done and the home has not sold loyalty is very much appreciated! With continued creativity in marketing and pricing accordingly it will sell...
Our best clients listen to our advise regarding staging their home, pricing and showing instructions. Staging is critical. When we go to sell our cars we clear them out, detail them and make them move-in ready. Our homes are far more valuable and its much more important to pack up our things that are not necessary for everyday living. Pricing is just as critical. In todays market two things sell a home, price or emotion. If the entire property is emotionally appealing, inside and out you can command a higher price. If it is not you compete with the foreclosures and short sales. In our area many of the foreclosures are not in bad shape and are competition. Showing instructions are important too. The harder a home is to show, the less it will be shown. By appointment only, tenants, pets and no lockbox are deterents to showings. Seller’s who understand that a buyer can be uncomfortable and may not thoroughly view their home while they are there are appreciated!
For those who have watched HGTV have you ever seen an instance where the agent is showing property to a buyer with the seller present?
When working with buyers the same would follow with loyalty...but again if I am not actively searching for the right home for them should I expect their loyalty? If I am then it is greatly appreciated. When a buyer is loyal we will go the extra mile and look for properties that might not even be on the market to find the home for them.
It isn’t always easy for a buyer to express all their desires and needs as they don’t always know, but their honest communication to the best of their ability is helpful. Their feedback whether positive or negative is necessary to narrow down what they really like. Good communication is imparative to do the best job and it is very appreciated!
