Frustrated WomanThank you Mrs. Buyer for giving me the opportunity to show you 37 homes over the last five weeks in record high triple digit temperatures.  I now know how to fix my hair and what clothes to wear to best hide the sweat dripping from my body.

Thank you Mrs. Buyer for giving me the opportunity to run comps on 17 of the 37 homes we looked at in record high triple digit temperatures.  I've gotten quite good at it and can whip them out in no time at all.

Thank you Mrs. Buyer for giving me the opportunity to write 7 offers after doing the comps on 17 of the 37 homes we looked at over the last five weeks in record high triple digit temperatures.   You've kept me on my toes because no offer is ever the same - the math changes, is it FHA or Conventional, how much down, Fannie Mae foreclosure, bank foreclosure, short sale, wow, we've done them all.

Thank you Mrs. Buyer for giving me the opportunity to follow up on each of the 7 offers.  Unfortunately not one of your offers has been accepted. Did you really think they would be when your offer was consistently 8.5-10% lower than the latest comps?

Finally, thank you Mrs. Buyer for giving me the opportunity to be busy.  I have seen so many homes in the price range you were interested in that I really know that market now in the subdivisions you wanted to see.  I've learned how wonderful Docusign is - just think of the paper I've saved with each transaction having an average of 14 pages.  14 times 7 is 98.  I've saved the world almost 100 sheets of wasted paper! 

Perhaps most importantly of all, I've learned to remain a professional at all times and to have faith that one day soon, we will write an offer that will be accepted because as each day passes, your desire to be a homeowner increases and hopefully you will more readily recognize how great some of the deals are out there.

Hopefully you will get her under contract soon.  I just closed one where they had been looking for 6+ months.  The agent wrote offer after offer.

Hang in there.  The most I've ever shown to one buyer was 33 homes, yes I counted.  After 20 or so you feel like you have so much time invested you just have to hang in there.  Mine finally bought, and seemed happy.  But, whew... I was exhausted.

I have had buyers recently who I spent several days showing, wrote an offer that we got accepted, and fell apart after inspection, wrote another that didn't get accepted and just found out from lender I recommended they have an accepted offer with another agent. I thought I had good rapport with them. I called to ask if I did something wrong or if I could have done something to keep them as a client.

No we just saw a house come back on hthe market with an agent we dealt with before.. Go Figure!

I think after half those showings and offers a time out was needed to educate your client with what they are doing wrong. Some buyers just do not understand value, you did not say if they were looking for an owner occupied house or investment properties. If it is to be their home, they need to settle down and narrow down showing to what fits their needs and what they love, if it is for an investor, they need to stop looking at retail homes and concentrate on REO homes,

Good job being and staying so professional.  Personally, after offer #2 I would have had a serious chat with them about offering unrealistic prices on homes.  I had buyers try that twice and the second time we had that chat I was told that, in their opinion, prices are dropping (they're actually rising) and they wanted a deal.  A little chat about markets and they got their attitude adjusted.

Wow, hopefully your Mrs. Buyer understands how hard you work for her, but on another hand, this type of people do not respect anybody's time. The bad thing, that in the right moment, she will turn around and buy a new construction without you, because that's the way they are. The best of luck.

Oh, the saga continues....Yes, we submitted an offer - on Tuesday.  It was verbally accepted on Wednesday.  But the seller won't sign now.

It turns out that the seller can't bring himself to tell his teenage son that they'll be moving.  The son knows nothing about this!  Are you kidding me?  That's why there was no sign in the yard!  I wondered about that!  He's supposed to talk to his son tonight (was supposed to do that last night) and we're supposed to have an accepted contract tomorrow....I'll let you know. LOL

What a market we live in today.  As agents we go to the school of real estate.  It would be nice to have a class offered in High School about purchasing your home, using an (1) agent, along with ethics.  It would help the agents and educate the non-agent.  Great work Janet, I know you will go to close soon.
