Here is my week #2 submission. I have found over the years it is not enough to just tell a seller they need to clean the house or de-clutter, I leave behind the following instructions. I come back 1 week later and usually find they are market ready.
Also, the first part of the instructions "you must be more" sets the tone. Depending on their reaction, I know whether or not we are going to work well together.

Great....I have already started my just a few minutes ago...this will be my first contest....I hope I don't get booted out! lol!
Since I have gotten several clients directly from my Active Rain blog, and a number of referrals from other Active Rainers, my Best Practices to share this week is Why ALL your blog posts should be distributed to groups.
When people call to "interview" me for inspections I spend a minute telling them how I might be different than other inspectors. But I also ask them if they have any particular questions regarding their current house or the one they are buying.
Then I suggest that before they hire me they call a couple of other inspectors and listen to their phraseology, ability to answer questions and overall communication skills.
A home inspection should be educational. Not all home inspections are the same. Long term relationships are important, and I want to develop one.
They almost always call back...
