A real estate transaction will involve many professional participants before we get to the closing table and we only choose to work with the best of the best. Our list of preferred service providers, such as Home Inspectors, has been carefully cultivated over the years. We've been through many real estate transactions with them and in order to stay on our list they must provide detailed, consistent and non-inflammatory Home Inspection reports. We want our Buyers as completely informed as to the condition of the house as the purview of the Home Inspectors will allowed, but we don't want the Home Inspectors recommending repair negotiations to our clients.
The men and women on our preferred Home Inspector lists provide detailed reports, recommendations for further analysis by other licensed professionals when necessary and good, clear photographs demonstrating whatever the particular issue might be. IF further analysis is needed then we provide a choice of other professionals (general contractors, electricians, plumbers, roofers, etc.) to call upon to inspect and estimate cost of repair. Then the Buyers will sit down with us and together we'll determine the course of action with repair negotiations.
We never just hand out names and phone numbers. Instead, we send the invitation below as an email to ourselves with blind copies going to the service providers and a copy to our client. Is it more work for us? You bet. Do our clients and the Home Inspectors appreciate this level of service? Absolutely. The Buyers are able to make an informed decision as to cost and services provided by each inspector AND the Home Inspectors know our favorite three or four providers are on a level playing field with equal opportunity to win the job.
