Our list of preferred service providers, such as Home Inspectors, has been carefully cultivated over the years.  We've been through many real estate transactions with them and in order to stay on our list they must provide detailed, consistent and non-inflammatory Home Inspection reports.  We want our Buyers as completely informed as to the condition of the house as the purview of the Home Inspectors will allowed, but we don't want the Home Inspectors recommending repair negotiations to our clients.

The men and women on our preferred Home Inspector lists provide detailed reports, recommendations for further analysis by other licensed professionals when necessary and good, clear photographs demonstrating whatever the particular issue might be.  IF further analysis is needed then we provide a choice of other professionals (general contractors, electricians, plumbers, roofers, etc.) to call upon to inspect and estimate cost of repair.  Then the Buyers will sit down with us and together we'll determine the course of action with repair negotiations.

 

Inspecting the House | www.MoonDancerRealty.comWe never just hand out names and phone numbers.  Instead, we send the invitation below as an email to ourselves with blind copies going to the service providers and a copy to our client.  Is it more work for us?  You bet.  Do our clients and the Home Inspectors appreciate this level of service? Absolutely.  The Buyers are able to make an informed decision as to cost and services provided by each inspector AND the Home Inspectors know our favorite three or four providers are on a level playing field with equal opportunity to win the job.

This home was built in 1975, 1800-1900+/- sq ft on an unfinsihed basement. The house appears to be in fairly decent shape with a number of recent improvements. It is unoccupied.

If you would like our clients to consider your services, please respond by email with your estimate and anything else you would like them to know about company and your services. We will forward your responses unedited directly to them and they will make their decision in the next several days.

I agree 100% - having a good home inspection is important.  I have always said that these guys are heroes - how do they stand the heat, the cold and all that climbing around?  I would put having the right home inspector right at the top of my list!

Hi Barbara, the Home Inspectors should already know that I have nothing but admiration for their good and vital work. I agree with you, Home Inspections are probably the wisest $350-$450 that buyers will ever spend.

Hello Mona,

Yes I'm going to chime in. LOL

When ever i'm asked to refer a client to a contractor, I always tell them i don't refer. This way i don't get that call that says that the contractor you refered ripped me off.

I don't refer for this reason only. But you can offer as many contractors as you can find a chance to bid a job.

Inspectors are worht their weight in gold. Contractors that do a great job for the stated amount...Priceless.
