Just had a buyer walk from a contract - and my client loved it! test

Real Estate Agent with Helix Properties, LLC

I was just notified that one of my listings in TROON (3 BEDROOM HOME IN DESERT CREST) had the buyer walk from the contract. The buyer got cold feet and cancelled their contract. They had every right to do so and get their earnest money back. Normally, I and my buyer's would be upset about this - all that work in getting an offer, negotiating back and forth (6 counter offers) and then have the buyer back out. Seems like it's not a good situation. That's right, it would be a bad situation if we didn't have a backup offer buyer in place ready to purchase the home. At TEAM ADVANTA REAL ESTATE, we continue to market the home until the very last day of the escrow period. In this REAL ESTATE MARKET, anything can happen - buyer can't get financing, house won't appraise, or the buyer has buyer's remorse due to negative national press. It's standard operating procedure in this market and we just have to deal with it. More importantly, we have to manage within this type of real estate market. I always tell my seller's that it's important to keep the house presentable until the close of escrow date. I want to be able to show the home anytime to prospective buyers. Buyer cancelling the contract - so what - we're still set and the close of escrow date remains the same. And by the way, take a look at my listing - how can anyone backout from buying this great home! 11836 East Juan Tabo Road, Scottsdale, AZ 85255

Wonderful news for you and your seller. You are right you never count on anything until the contract closes.
