Don't use home buyers or sellers for training.  They deserve better than that. 

If you are a residential agent, don't "help" commercial, multi-property, land,  custom construction or other property types out of your expertise.

Do yourself and that consumer a favor.  Refer it to someone experienced selling that type of property.

Should a home buyer or seller in Wayne IL work with an out-of-area real estate agent?

Should a Realtor® show and sell homes outside the area they usually work in? That’s a tricky question, because someone looking at Wayne IL homes for sale might have a relationship with an agent who worked with them in another community.  Other times, a buyer has simply picked up an agent off the internet or through a referral service.

When a property is more unusual, such as a multi-acre Wayne IL horse property, agents need to be well-prepared. Pricing is are different from regular subdivisions and substantially different compared to condos and townhouses in the city of Chicago.

While it can be a bother to the buyer’s agent, certain listings must be “agent accompanied" because of dogs, horses, water features or security concerns. As a Wayne IL real estate agent, I’ve learned to be prepared for questions like these from out-of-area agents and buyers.

Them: My goodness, are we out where Jesus lost his sandals?
Me:
No, it just seems that way because your city agent took you on a detour through Iowa.

Them: So what are the problems with well and septic?
Me:
Water comes out of the ground and the poop goes in…no problems.

Them: Are the schools here any good?
Me:
No, I moved here to ruin my children's  lives.

Them: Is there anywhere decent to eat out here?
Me:
No, but we all gather for the noon meal during the daily barn-raisings. Like in the movie Witness.

Them: This property looks huge and there’s a lot of unused space. Can we sell part of it off?
Me:
This property can’t be subdivided, this area is zoned for minimum four acre parcels

Them: Why?
Me:
I don’t know, maybe because horses can’t live on a 10′ x 15′ patio.

Them: Is living near horses smelly? Are there lots of bugs?
Me:
Of course not, I know the neighbors deodorize their horses every day.

Agents are unfamiliar with Wayne IL homes for sale should educate themselves, refer out the client, or be honest with me ahead of time. If I know what the agent wants me to cover (or not) I can he helpful to the agent and do a good job for my seller…and I will definitely accompany the showing!

Thanks for the reblog Lenn. While I welcome their buyers, I wish some of the city agents would be more respectful of our properties and markets. We could be more helpful if they let us.

Leslie.  I agree.  I have gotten calls from "city agents" who sold country properties to friends or relatives with acreate/well/septic, etc. who had not the foggiest idea what to do.  They won't refer, but they have no hesitation getting free advice from me.  I lose a bit of respest for them at that point.

I have to refer often in San Diego because our county is so big and I can only specialize in so many areas. At some point I figure the best service is to refer them; it helps the client, it helps the referral agent and it "Puts the Karma out there" for me (well that and 25% referral fee :).

I have agents locally that refer me because I'm a distressed property expert and they don't wish to be! I send referrals to the far North County and Far East County quite often. I need to see, smell or feel the breezes of the ocean, bay or lake shore to be in my service area, otherwise I refer!

Thomas.  I refer all over in my service area too.  I stick to my own county or close by.  The problem is identifying good referral agents.  They are few and far between.
