Another Victory Lakes Short Sale---SOLD!!

This Victory Lakes townhouse hit the market as a Short Sale on the July 4th, 2011, priced at $279,000.  It had a contract on July 5th.

The Short Sale aspect of this Victory Lakes townhouse sale involved only one lender, Seterus.  Once the contract was ratified and all the necessary financial information was gathered, it was sent to Seterus for approval. 

This being my first experience with a Seterus Short Sale, I was ready to expect the worst and hope for the best. When the Short Sale Approval came in on August 12th, just 37 days after the date of the contract, I was pleasantly surprised.  My Sellers were thrilled that there was a deficiency judgment was wiaved and that there were not asked to contribute any money to the bank in order to get to closing.

The settlement took place on August 31, 2011, only 57 days past the contract date.  It sold for $284,000.  Yes.  This Bristow Short Sale sold ABOVE its market value list price.

Working with a Northern Virginia Short Sale Agent that has experience and a track record of success is critical to a Sellers success when attempting a Short Sale.  The Buyers' Agent expressed, shortly after our contract was ratified that the only reason she even agreed to show this Short Sale in Victory Lakes was that she recognized my name as the Listing Agent and KNEW I had a track record of success with Northern Virginia Short Sales since 2007.

Great job on getting another Victory Lakes Short Sale to closing.  The home owners in Bristow that are facing foreclosure are lucky to have such a great Short Sale Agent in their back yard.

Cindy:  Thanks.  Was supposed to have two today, but my Buyers had the rug pulled out from underneath them.  Thought they were purchasing a regular sale, ended u a Short Sale with no bank approval.  Lovely.

Wow! That's almost as good as a Wachovia short sale. Why couldn't they all be like that? I'm having major issues with my Bank of America short sales. Chase is just as bad.

Donna:  It's definitely not a sale like any other.  The good news is that being a Short Sale Agent is not out of reach for those who haven't sold one yet.  They just need a great mentor and to know the ins and outs...the major pitfalls and areas of concern for their clients.

Pacita:  I haven't had the pleasure of a Wachovia Short Sale yet....well....sort of but not really.  I did one that had a Wachovia HELOC.  After Wells Fargo HELOC got it registered in their system as a Wells Fargo loan, it went quickly.

Well done Chris Ann, and that's an amazing time frame. I have one with Wells Fargo that seems to be taking forever...just to get a loan processor. It seems like all the banks could make it a bit easier - obviously it can "happen" quickly.

Debb:  I usually don't have trouble with Wells Fargo, but I do hear other agents on the West Coast complaining.  Odd how that happens.
