Dear Mr Seller.....

I want to start out by letting you know that I truly do want to help you to sell your Nampa Idaho Short Sale House that Stands Outhome....

I scheduled the appointment per the MLS instructions.....I even left you my phone number with a request that you call me if that time didn't work for you .....but I received no phone call so I assumed that it was ok to show the house!  

However when we attempted to show the house you refused to let me in....because it WAS NOT A GOOD TIME...Please help me to understand when a good time would be?  

We noticed that you have had your home listed for nearly 6 months......yet it is still active and on the market....

Could it be that you have prevented enough showings on your Nampa Short Sale...that your house has gained a "reputation" and that agents are now Boycotting your home?  

As an agent we try to not disturb you Mr Seller, to much when we want to show your home....we make an appointment with as much advance notice as we can.....I do think 8 hours is plenty of notice....

We can over look a bit of clutter....but in order for us to know if this is "The House"  we need to see the inside of your home.   

There are many homes on the market...many are not even short sales... so if we can't view your home when an appointment was scheduled...we most likely will not be back!  

Especially if my client has driven over the 20 miles from Boise to especially look at your home....you may never get a second chance with these buyers....

Many Buyers cross of homes if they perceive the Seller as being difficult to work with ....buying a home is not an easy process.....and if there are hurdles before we even get started ....especially on a short sale...maybe it is better to walk away?  

So Mr Seller...the next time an agent calls to set an appointment...think really hard as to whether or not you want to turn that opportunity away.....Lets make this a Win Win Situation....and work together to help you sell your Nampa Short Sale to a very ready Buyer!!!

WOW!  I sure like the seller to explain this one to the bank when he goes into foreclosure because he is denial.

Deborah, this kind of stuff does make me crazy.  If we can't show it, we can't possibly sell it.  No way!

Barb I agree...I made him mad when I walked away I told him I didn't think he wante dto sell his home very badly!!!

Tammie....I wish I knew....he called his agent to tattle on me...but I think the agent must now he was a problem as he hasn't called me....and crazy thing is....showing this buyer again and 2 of the houses won't let us show....one was an owner and the other is a tenant!   grrrrr

LOL, I think this seller must be related to one of mine!  FRUSTRATING doesn't even come close.  SHORT SALES GONE WILD!  These sellers, ESPECIALLY if they are in HAFA, want to stay in their houses as long as they can.  And an offer thwarts that plan...

It does make you wonder if they want to sell. Maybe they think they can stay longer and benefit more if they just pretend to have the house on the market and wait until they are offered "cash for keys" to get out.

I don't envy you agents working in this market. You don't know what hidden agenda the asset managers have - and you don't know how much motivation the sellers have - and you can't be sure that the buyers won't walk away before a short sale can be finalized. That is, if they can even get a loan.

You're a bunch of "tough cookies" and you have my admiration.

Things like this do make you question whether or not the seller really does want to sell their home.
