Short Sale Appraisers..Please, Please, Please be LOCAL!
AMEN AMEN AMEN - short sale appraisers, stop taking the money and be local. Heck my last appraisal the appraiser INSISTED on a COMBO BOX - no accountability and then had the audacity to NEVER SHOW UP. Result - short sale declined for LACK OF ACCESS TO THE HOUSE.
Jokes on him, I had a combo box, had sent him the combo, and turned him in to BofA.
Kicker - he told me he had 28 appriasals to do, and mine was the furthest away - so he'd be there between 6a.m. and noon.... Since it was an hour away he might "start" there. I don't think he ever started at all.
Short Sale Appraisers..how I wish, hope, do a "Short Sale Appraiser Dance" every time you are local. When I get that call from the Appraiser who is making an appointment to come do their Lender ordered BPO, I am..
1. Very Excited! Yeah! This means we are getting closer..go, go, go!
2. Very Cautious: "Are you familiar with the La Quinta Cove area?" Or wherever....
3. Very Depressed: If they are "driving down from LA..should be there about 2."
Come on You goofball Lenders! Get it into your heads that if you want the appraisals to come in at Fair Market Value, you MUST use a very local Appraiser! I get that your company is located way out in Texas, North Carolina, Nevada..wherever, but you surely MUST understand how Sales work in this market???? Block by block; street by street.
I ALWAYS meet the Appraiser at the property. I greet them, let them in, make sure family, dogs etc. are secured, have my local recently CLOSED, and expired comps ready to go. I know I cannot influence them to get my offer number, but I can surely share with them what we are looking at on this block in this neighborhood behind these Gates...
If an appraiser drives in from even an hour away, I get the sweats. Here we go..my chances drop to 50/50. If an appraiser drives in from over an hour away from my Short Sale Listing address..I know I am going to have to do my "Beat the Appraiser into Submission" dance to help them see why I am at the price I am. My chances may drop even more..oy vay!
Come on Mr. Bankster, Mr. Lender, Mrs. Negotiator..SOMEBODY...please, please, get me a local appraiser! Closing Short Sales is tough enough, let's try to narrow down the things we can control here! I have heard several of my local Appraisers say the same thing..and they're GOOD, and they'd LOVE the work!
