I recieved a call from an agent who is representing the buyer in the sale of one of my listings. The call reminded me of the movie "What Ever Happend to Baby Jane". The agent tells me "the home inspection report states there are rats in the attic". REALLY??? This house is 6 years old and gets monthly pest control. I ask to see the report. The Inspector calls me. The buyer hired a pest control company to do the home inspection and he told me there was "rat droppings in the attic" I inqured as to his ability to differentiate between rat or mouse turd and he said he could not. In his next breath he said "for $175 I can exterminate the attic". I told him to sit tight while I call the seller. Mr. Seller has a contract with another company who will take care of the issue.
I call the buyers agent and tell her we will take care of it and she was happy and im sure the buyer was too. Here's the kicker...the new pest control company reported that the "evidence" reffered to by the first company was very old and alomost non existent. He treated the attic and laid poison near the central ac unit just to be safe.
The Moral of the Story, Hire a Professional Certified Home Inspector and not someone who dabbles in the industry.
