McKinney's housing sales are slow as they are every year in October. November and December home sales are usually good for both sellers and buyers as families are preparing to make their move during the last part of the year and before school starts up again. If you are a potential seller, I recommend that you place your home on the market immediately to catch the coming number of buyers in November and December. The question may come up, what if we are not ready to place our home for sale until the first of the year? Historically we have seen January and February sales to be slow as people are just sitting back catching their breath to face the new years challenges. The turn up usually begins in March and sales get hot in April through July. Whenever you think you want to list your home for sale, do several things to make your home ready to sell. First, make sure the drive up appeal is appealing and not appalling. Second, make all home repairs before showing. New carpet and paint is usually necessary. Do you have any rotting or warped wood? You are competing against new homes and need to have the look and feel of a new home even if the architecture is dated compared to today’s homes. Third, update the kitchen and bathroom with new fixtures. You will see a return on your dollar for this investment. Fourth, get an inspection to be sure you have repaired all items that need attention. It is better to know ahead of time what the problems are before finding out after you receive an offer that is based on satisfactory inspection of the home. You just may lose that offer as it scares the buyer. Fifth, box up all the items that you do not use during the week and have them stashed away out of sight. What you may like to see on the desk and bookshelves may be seen as clutter and turn off the buyer. There are others to consider. Just give me a call or email me and we can go down the list. Bottom line: For the buyer’s who have good credit, banks have the money. If you want to sell your home, historically, November and December have been good months to sell.

Thanks for sharing an optimistic view of the real estate world in North Texas. It is good to know that November and December are good months to buy and sell. We hear so much negative rhetoric in the lcoa media. Thanks for providing another view point. Are you a member of CCAR?
