Dangers of an Express Warranty?

When in doubt, have your MLS listing peer reviewed.   I cautioned a colleague who used "No Need To Inspect Shows 10+++" in a new listing.  Without a pre-inspection, this isn't just a generally bad idea (read: liability for the listing agent and brokerage), it carries increased risk in an area that reportedly has had a number of marijuana grow op busts.  Even n the specific case where a home has been owner occupied, we can't ignore the possibility of un-permited work (given the government's estimate of Ontario's underground construction economy to be about $500 billion annually).

As a buyer agent, an express warranty may bring some comfort when viewing homes in this family-oriented community (a new subdivision where quite a few owners have opted to rent out their properties), but it does not relieve/release the buyer agent from his/her duty to protect their client's interests (i.e., to recommend an inspection and/or engage the services of a qualified inspector).
