Broward Buyers Tips

Besides learning and reading up on everything you can on earnest money, mortgage rates, closing costs and making inteligent offers on short sales or foreclosures. I've put together some tips that will prepare the already overwhelmed buyer.

  • The most important tip is do not listen to the media. The South Florida real estate market is not all doom and gloom. Properties are selling everyday in Broward County. And with the right effort, you can find your deal too. When a plane crashes, we hear about all the devastation. What we don't hear is the tens of thousands of flights that make it to their destination every day. Because that's boring. That's what the news does. It only tells the bad and the ugly. A trait of smart investors is they really don't brag to many about what a great time it is to buy.

 

  • Their strategy is, the less buyers out there, the more inventory to choose.

 

  • Don't quit if your loan application is rejected. Try another lender. I see this every other week. One bank will turn someone down for whatever reasons, the borrowers go down the street and another institution approves them. Wah~la!

 

  • When writing offers, I tell all my buyers, don't lowball. It puts you in a tough position. Most sellers get insulted and then do not respond at all. If you really want the property, offer with integrity. If it's a foreclosure, the bank has already done it's homework and priced the property below the market value. An offer lower than the list price usually ends up in the trash without a courtesy phonecall.

 

  • Get the names and phone numbers of good home inspectors. Ask family and friends you trust who they have used for home inspections in the past and would they use them again. You don't want to be scrambling at the last minute in the yellow pages for this information unless you have to. Some sellers might only give 3 days to get inspections done.

Teri, very good tips. I agree about lowball offers. In my area you are not going to get more than 5K in the price negotiation and if you ask for bigger reduction it's just doesn't make you look like a respectful buyer.

Lenders are our biggest problem these days in our area.  If you fit into their box you are fine but have anything outside the box NO Loan...If the home does not fix into their box NO Loan....If the subdivision does not have a road maintenance agreement in place NO Loan....If a condo has to many renters/leases NO Loan....If you have 1099 income and not W2 income you are treated as dishonest...

Lenders are becoming the evil bad people in the country...

You have provided a good list for home buyers.  In fact a list I wish all home buyers would check out before beginning their home search.  It would certainly make the process more smoothly.
