The Valencias Real Estate Market Report for August 2011 includes the Active Adult 55+ Communities of Valencia Falls, Valencia Lakes, Valencia Pointe, Valencia Palms, Valencia Reserve, Valencia Shores and Valencia Isles. These senior housing, active adult 55+ or baby boomer communities are located in Delray Beach, Boynton Beach and Lake Worth, FL.

All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranteed. This report does not include any private sales.

In August there were 12 homes sold in the Valencias, 3 more than last month.  In my opinion, the sales vary by community as well as the particular model home in each community.  The Valencias remain one of our top luxury active adult communities.  However, we are still in a price-driven market.   Here is the breakdown by community.

As of August 31, 2011 there were 101 Active listings for sale in the Valencias. Of those, 13 were Contingent Sales meaning they were under contract but not all conditions of the contracts had been met yet. And, there were 16 Pending Sales waiting to close.
