Raymond Gary Lake Market ReportIt's time to take a look at how sales have been going on Raymond Gary Lake and at what is currently for sale on the lake. 

 

 

 

It's not like it was about three years ago.. when anything waterfront was a hot product and multiple offers were coming in.   

 

 

 

Let's take a look at the facts. 

 

 

 

During the last 12 months there has been 2 parcels sell that are off-water at Lake Raymond Gary. 

 

 

 

One is a small lot 50 ft x 150 ft with no access to the water.  It sold for $9000. 

 

 

 

The other one is a small brick home of approx 1200 sq ft on two lots measuring a total of 100 ft x 150 ft.  It sold for $43,000.  This same property sold in 2007 for $45,000 and in 2002 for $38,500. 

 

 

 

There has also been two waterfront parcels sell on RaymondGaryLake during the past 12 months. 

 

 

 

One parcel was an REO.  It is an older frame home that the tax assessor does not have the date of construction on their records along with a detached garage that also has a garage apartment over the garage that is used as a guest house.  It is on a single lot on Peninsula Drive.  The parcel sold for $116,500 in September of 2010.  This property had sold for $235,000 in 2005 prior to going through foreclosure and being sold as an REO.

 

 

 

The other parcel is a old wooden frame single story home built in the 1960's of approx 1100 sq ft on two lots.  It sold for $55,000 in January of 2011.  It had sold for $43,000 in 2002. 

 

 

 

There are currently 3 waterfront homes on the market at RaymondGaryLake and 5 vacant waterfront lots.

 

 

 

·        3050 sq ft 5 bed 2 bath on 1+ acres with 320 ft of waterfront at $275,000

 

·        1700 sq ft 3 bed 2 bath on 2 waterfront lots with 2 detached garages at $240,000

 

·        1600 sq ft 3 bed 2 bath on a waterfront and a non-waterfront lot that has been recently updated.  Approx 100 ft of shoreline at $175,000

 

·        2/3 acre lot in The Point Addition at $29,900

 

·        1/2 acre lot on narrow cove in George Caldwell Addition at $15,000

 

·        Approx1 acre lot in South Shore Acres at $31,000

 

·        Two large lots in Pauline Bailey Addition, being sold together at $76,000

    4 bed 2 bath 1000 sq ft approx. on 1 acre, no price shown.

               

 

 

 

There are two parcels indicated that have contracts pending.

 

 

 

·        Cedar Sided home with boat dock 5 bed 3 bath listed at $295,000

 

·        Approx 1 acre parcel in South Shore Acres listed at $31,000

 

 

 

During the last 30 days I've had more calls for waterfront than I had all during the summer.  It appears that things are picking back up again but the last 12 months have been the slowest lakefront market that we've had in several years.

Since we do not have an active local mls that takes in all of the properties sold and for sale in our county, I know hiow much effort you put into doing this.  When you pull the facts and lay them out, it has been a slow year on the lake .  Slower than I would have thought.

We've been busy in other areas so combined together our office has been pretty busy but I was also surprised by the stats of the lake sales.

Judi - Do the lakefront homes tend to be second homes or are buyers just not willing to pay a lot more for waterfront properties?  In my area, I'm finding that we have an excess of waterfront properties as sellers still think they can get premium prices.  They just don't want to lower them to where the market is and as a result excess inventory has built up.

Gail, It's about 50/50... those that live there and those that have it as a second home.   As the market has slowed down, those that were wanting to sell have just taken their homes off the market. So we just don't have many available.  It's always been a tight market but the downturn in home prices has made it even harder to find a home on the lake..  

Some of these homes and/or vacant land have been in the same family since before the lake was impounded.
