The other day, during a Kentucky Home Inspection, I found this painted over water stain on the ceiling of the wall behind the toilet (visible in the ceiling of the closet on the other side of the wall from the toilet).

While I'm in the crawl space, the seller sternly informed the buyer (yes, the seller was present to let us in and hung around during the inspection), Them things ain't leaking.  That inspector is wrong!

I like when they try to hide the leaks.

I had a client on a recent inspection that saw a stain on their ceiling that had been there for over two years. I put the moisture meter to it and found that the plumbing fixture above had been leaking for that period of time. Yikes.

It is always better when the seller is not present during the inspection. They somtimes get defensive about things that you find wrong with their home.

I always love how ceiling white paint is never the same 'white.'  Sometimes it is easy to see others not- great catch in a closet. I was looking around a closet last Friday and the client asked me 'what do you find in closets?' This is what you find.  Those PVC boots leak all the time.  Easy enough repair- but at least half the time I see them the boots have the cracks you show there.

Well, Don & Tim, it's kind of like shooting fish in a barrel sometimes.

Lynne:  After awhile, you kind of know where to look based on how they try to hide it.  And, you usually know just about what you're going to find.

Jim:  I'd agree, but it's not within my purview, so I just roll with it.

Those "Oatey" thermoplastic type vent boots are good for about 10 years and oftentimes, less.
