  You have hit on a topic that should have raised a lot more attention. I'm disappointed that you didn't more comments or interest in the subject!

Now with that said, I would like to take the chance to add to your previous post, if I may?  I just recently came from an Educational course working towards my ALC accreditation called, Land 101. Let me tell you this, I HIGHLY recommend any Realtor that works within the Coastal Carolinas to take this course. You will be amazed at how much you will learn! Our instructor was Edmond '"Ned" Massie, an amazing man with a plethora of knowledge who shared so much of that knowledge and experiences with all of us in his class. I am completely grateful for that opportunity!

Anyway, back to the reason I posted this Blog to begin with!! LOL   Brandon, either back me up on this or by all means, correct me as well! In reference to Wetland delineation, the is something called ( Non-tidal wetlands )! It pertains to any property throughout the United States and dictates that any standing water on a piece of property that goes undisturbed for two consecutive weeks out of a year could and can be classified as Non-Tidal Wetlands. Now from my understanding of the whole process, the land has to have two out three classifications : i.e.

The ALC is a great course...I'm only a few classes away...I'm also working on getting certified to delinate wetlands.  The ACOE is shaking up and restructoring the whole system, so be careful...Many of the instructors don't even know some of these updates, because they have been out of the loop for a while.  I'll wait until you finish to continue.
