Eastvale CA Market Report - August 2011
Formerly a part of Corona, the City of Eastvale, CA was incorporated in October of 2010. It is located near the intersection of the 60 and 15 Freeways, providing excellent proximity to most popular commuter cities for employment. Eastvale is unique because aside from a few remaining homes that were associated with the dairies that inhabited the area previously, all of the homes in Eastvale were built in 1999 or later.
Along with the new housing developments came many parks - 13 according to the JCSD, the organization which oversees maintenance of the parks and facilities. There are also new schools, many of which are very highly rated. In fact, Eastvale Elementary School received the highest API score in the Corona - Norco School District, with a 925 out of 1000 possible points. Eastvale CA has 5 elementary schools, 2 intermediate schools (one brand new this year), and one high school. Each of the new schools opened from year to year seem to benefit from additional technology, and I'm told the new intermediate school is amazing!

You'll find that the overall number of homes sold is up compared to July of this year as well as August of last year. The average Sale Price is also up as compared to July 2011, but down when compared to August a year ago. Good news for buyers, especially with the low, low interest rates available right now! Not necessarily so good for sellers, but the change most likely results from the number of short sales that are finally closing, as more banks have finally begun to encourage short sales over foreclosure - which is a very good thing for those who need to sell but are upside down on their mortgage.
