Park Villas South was built from 1973 to 1975. It is a gated community of 344 units in zip code 92108 in the central section of Mission Valley. Units range in size from 506 to 1,020 square feet, and bedroom/bathroom floor plans include 0/1, 1/1, and 2/2. The 0/1 studios make great overnight homes for pilots, flight attendants, and other people, such as consultants, who have to travel a lot or have regular layovers in San Diego.

Amenities at Park Villas South include swimming pool, spa, outdoor grills and picnic areas, clubhouse, and community laundry. This is a wonderful place to live, and since these make excellent starter homes, there is usually quite a lot of real estate action in Park Villas South.

HOA fees range from about $270 to $330 per month and include common area maintenance, exterior building and roof maintenance, landscaping, water (including hot water), sewer, trash pickup, and limited insurance. Some units claim that cable/TV service is included in the HOA fees.

Park Villas South is easily accessible to Qualcomm Stadium, the University of San Diego, San Diego State University, Fashion Valley Mall, several San Diego Trolley stations, SeaWorld, Mission Bay, Old Town, and downtown San Diego.

Walkers, joggers, and bikers will enjoy the concrete paths along the San Diego River from Qualcomm Stadium on the east end of Mission Valley all the way to Mission Bay, Ocean Beach, and Mission Beach on the west end, a distance of about seven miles.

A check with the FHA on June 21, 2011, indicates that Park Villas South is not FHA approved.
