Poor professionalism of others reflects on the listing agent. Open house nightmare!

I had a few homes I was doing an open house on this past weekend and of course just like ALL of us we can not be at them all at the same times so we offer our listings to other agents so they may build up some leads or even a sale from that particular listing.

     I was planning on 3 open houses so I sent out a voice mail blast to my associates to see if there was anyone interested in hosting an open house. I got a few responses and so I scheduled the listings properly with the associates.

I posted the ads in the local paper, sent out emails to all matching reverse prospects and of course posted it in the MLS as well as my many other sites. All was going well. For this one particular property I got a call the night before from the agent wanting to confirm the information I gave him. Everything was fine and I went over more details of the home for him so he could be as informed as possible before entering the home. I asked him to call me after the open house so I could get his feedback to pass onto the sellers.

I call him later that evening and he told me he left a message on my voice mail. We discussed the traffic flow and what had transpired at the open house. It was late by the time I got to talk to him and i didn't want to call that late in the evening to my sellers so I figured I would call them the next morning.

Next morning I call the sellers and give them the "traffic report" and the feedback that was given from the open house. I had spoken to the husband and he was happy with the flow of prospects that came to the open house and we hung up. About 20 minutes later i get a call back from the wife and she wanted to talk to me about the associate that held the open house. She had come back to the street during the open house and drove by just to take a look to see if there was much traffic happening at their home. During her drive over to the home she discovered that the associate did not put any open house signs on the main road (which was only a 100 yards away from their street) and instead of posting an open house sign at the property, he wrote "Open house" on a piece of paper and stuck it over my for sale sign!

I immediately on the quick thinking told her that he must have loaned out his signs and figured I would have some there at the house. She was unhappy with what he did and asked me what kind of real estate professional was he? I was embarrassed to no-end and I had to say sorry about 6 times before she calmed down.

I called the associate to confirm the accusation and he admitted to doing it. i asked him why did he do that and his answer was because he didn't have a sing. I asked him why he didn't ask to borrow one and he answered that he figured the paper was a s good as anything else.

What kills me is that when I told my sellers that I had an associate doing their open house because I was already committed to 2 others, they were disappointed it wasn't me present and I told him that this agent was VERY good at what he does and they were on good hands. This associate has now made me look like a total fool because of his unprofessional actions!

Not only do I look like a fool in my seller's eyes, other agents attended with their clients and had seen this make-shift sign!

Maureen-sorry that happened to you.  I've been in the business for 12 years and have come to the conclusion...I need to do everything myself in order to make sure it is done right.

It's very hard to expect other agents to conform to the same standard of excellence that your sellers have come to expect. I spent an hour last week pasting up wallpaper that fell down (was ripped off, who knows?) during the supervision of an associate I granted the right to hold open one of my listings. The sellers were furious. He didn't even leave them a note. So now I have prepared a list of my professional expectations that I give to every agent who desires to hold open one of my listings. It's a sorry state of affairs.

Elizabeth- That is actually a good idea! I am so sorry to hear that happened to you and most of all your sellers.

Laura- it's a shame when you have to babysit other associates or even take the load on yourself because you can not trust another agent.

I like the idea of the "list of professional expectations."  We should all do this and have the agent sitting the open house for us sign it before making any further arrangements.  This is a perfect example of where we all need to "do unto others ..."  We really need to be able to trust and count on one anothers.

I've sat an open houses for others agents quite often and have always shown complete professionalism and would never even think about acting like that whether it was my listing or not. It shouldn't matter whether its your listing or not, the same rules should apply.

 Sherry- I agree exactly with what you are saying. My main concern is that it is not because of what we may obtain as far as leads are concerned- we are hosting these for the sellers. That is the first and main reason so when you show lack of professionalism, it is disrespectful in my eyes to the owners/sellers!

Jennifer- People/Agetns like that will not survive long in this business. I am sure he will soon be looking for another job...unless he gets his act together and realizes he has to be more professional.

Maureen - Thats quite the story. You have to wonder what is going in the heads of people who do things like that. I am very new to the business and I have always been able to find signs to use so I appreciate this story and the reminder of how our professionalism can effect others.

Cody- Even when I was a new agent if I had offered to do an open house for another agent I asked them to borrow a sign if I did not have one at that time. just common sense!!!

Well like I say it is those who do not use their heads that will not-last in this business!!

You've already got snagged in a lie with your sellers. Think about this the next time your handing out Open Houses for the weekend. If you have to help others get leads for themselves how good are they to begin with? You should have told the seller that you are having a newer agent hold the open house for you and I think the sellers would have been a little bit kinder.

yikes!  Have you considered talking to your broker about it (not being specific) but as a suggestion of something to go over at the next office meeting.  How to hold a proper open house and the minimum expected under that brokerage.  It does reflect back on that office as well as on the seller's agent.

Gary-  Yes he is a new agent but he has been doing a lot of open houses for other agents so even though he is green he has plenty of open house experience. I guess the other agents had signs for him or he may have done the same thing to them and they just didn;t find out about it.

Duane- Great idea for the check list. I remember what it was like when i first started- not always easy to make the leads happen for yourself and i was always looking to do an open house to at least get some field experience. I like the check list idea!

Diana- I am going to say something to my team leader so it can be presented in a confidential way. I would not want to discourage the agent but at the same time he needs to learn a few things along the way.

Hi Maureen!  I hope that both you and the other agent have learned from that experience.  I'm a new agent and I ALWAYS try to put my 'best foot forward' when hosting other agents open houses!!  I hope you will continue to allow others to host your open houses for you!  I also think that you are definately right to expect professionalism from others!  I suggest next time you be upfront with the home owner that the agent is new, and you would like to hear about the job he has done....that would be a good way to find out whether you want that specific person hosting your clients open houses AND you can also forward the feedback to the new agent so they can learn from their mistakes.  This way you will know if the homeowner is comfortable having the new person in their home.  You could also let the new realtor know that he may be checked on by the homeowners.....that should prevent any unprofessional behaviour.  I would hope that if I ever make a mistake that I am told so that I can apologize and then never make that mistake again!

I  really didn't think there was going to be a problem because the associate had dome many open houses for others so I figured he would have been well prepared and at the very least experienced with what to do and what was expected. I guess it is my fault for not expressing my expectations as well as the seller's.

I think the checklists for agents is a great idea.  It's unfortunate we have to get to that point....

We really shouldn't have to hold their hands but apparently there are some that may need it. I also should had told him that there were expectations from both me and the sellers. I will know better for next time!

I agree with poor professionalism.  I'm new and did my first "Open House" today.  It was an eye opening experience.  When one family asked me a question about the age of the home, I was lost.  I than realized that I probably should have been better prepared and had done my homework on the house I was hosting.  Learned a valuable experience, and it won't be done again!!

Great reminder for all of us Ann-marie- we all at one time or another to prepare for the open house we intend to do, but I am sure you have learn from the experience and will not do it again!

I am siting at open houses for another agent, and I've sat an open houses for others agents quite often and I hope I have shown professionalism. I have been in the real estate business, one way or anther (Mortgage and/or Notary Service) for over 15 years and some of the story I have heard and seen, you have to ask what  professionalism. Do they even care. And to all you agent out there, thank. This blogging is new to me and I'm enjoying it.
