It will be interesting to see if the government can actually organize this, and if they do, what all entities will truly be involved.
There is a ton of shadow inventory out there, guys, if you have been watching the Sheriff's Sale lists where available for your counties. Back in December they were being cancelled. Now they aren't even being posted at the same volume.
Any REO agents, feel free to share some insight without naming banks! There is a lot going on behind the scenes that we, nor the public are privvy too.
So much for transparency. I would say the transparency in the last year is clear as the darkest mud available in the world.

7 Comments on Government Foreclosures as Rentals?
If the government take over the rentals of the homes it will turn into a big mess.
Heather, it will be interesting to see this in action. I dare the goverrnment to get in the property management business. They probably think it's a piece of cake. I say, good luck with that!
That's all we need is to have the Government get involved with rentals....I think they have more serious problems to cure...
Is there an actual model someone is doing of this that works?
They CAN'T and IT won't work. If they use the same program they used with the RTC assets * large commercial and residential properties * it will NOT work with scattered site rental homes. They shoud BULK SELL to investors with a PROVEN track-record.
Mortgageorb published an article of the RFI's that were submitted to the Federal Housing Finance Agency (FHFA) and how Real Estate disposition should be managed.
National Housing Conference and NeighborhoodWorks America's RFI stated "any plans for REO deals should build upon existing Neighborhood Stabilization Program (NSP) efforts" instead of selling to private buyers and wish to promote affordable housing, shared-equity and share-appreciation programs.
National Association of Women REO Brokerages (NAWRB) suggests an REO-to-rental strategy in "carefully selected sub-markets of Metropolitan Statistical Areas (MSAs)" and advocates for women-owned business utilization within federal agencies.

Hi Heather. Yes, this is an interesting idea and would be more interesting if it does happen...
