I believe there are 5 critical elements of a simple and safe real estate investment strategy and if observed, new property owners will have a long and successful experience that will provide better returns than what most people can find in other investment opportunities. These five elements are:

  3. Understand The Numbers
  4. Choose Targeted Location
  5. Choose Boring Properties (yep, not a typo)

Boring = VANILLA = it is APPEAL to a broader tenant prospect pool. 

One of the HARDEST parts of my initial rental property presentation is telling HOMEowners that they need to REpaint their beautifully painted, Martha Stewart $75/gallon kitchen to a more neutral BORING color.

Joe, 900 is a nice round number.  I know I've read about 500 of them and always capture excellent information from them.  Here, if you don't take that extra step into the details you're really missing out.

Joe- congrats on 900 and I may have to go back and read a few... that should take me forever.  My husband (semi-retired builder) and I had planned on investing in properties when we first moved back to FL but saw the prices still on the decline.  Seeing that we decided to put our $$ elsewhere.   I agree with all 5 of your points, even the "boring" one.
