Has anyone else had the same problem with FSBOs?  I have called so many of them and they are all FSBR (for sale by Realtor.)  It bothers me that Realtors are trying to sell their own property by themselves.  I don't know about other brokerages but in mine I have the ability to sell properties and not pay a commission within my company.  Why risk the drama and legal issues by going on your own? You could risk your license.  Has anyone else run across this problem?

Don't their brokerages require the agents to put the properties on the MLS?

I would be irritated too. How in the world can an agent ignore the benefits of the MLS?

Emily this is a market where you will see everything.  Some Realtors do have the ability to sell their own home without paying a commission.  There are lots of Realtors exiting the business so maybe it is those agents liquidating since business is slow.

The thing is that every brokerage down here allows their agents to sell their personal property with out paying a commission.  It amazes me that people would go outside the brokerage to sell their own property.  I don't get it.

My office does not allow agents to sell their own home as a FSBO.  There was once an exclusion for selling one's own property, regarding the collecting of commission by the office.  Amazingly though, people were taking the forty hour required MI course, passing the test, going through training, all in the name of lisitng their home on the MLS and saving themselves the commission, never to practice real estate again.  The exclusion was soon eliminated.

I run into it constantly. I think there are many Realtors who are also selling properties and advertising them as FSBO when they actually are not. Out of any 50 calls I make I am getting at  least 50-65% that are actually Realtors.

The Code of Ethics requires an agent when advertising a home disclose they are an agent even if the home isn't listed. It's time we policed the industry and report them.
