Several Southern California Apartment Association chapters are taking action to assist those who are displaced by the fires.  I received the following note today from the chapter representing the Inland Empire and wanted to share it with my AR friends.  I know that many of you know of properties that either are available or could be made available for short-to-intermediate term housing.

From the Association:

As you are all aware, Southern California is in the midst of an emergency. With the wildfires all across the area, many people are losing their homes and have no place to go, being left essentially homeless. We have no idea how many homes will be lost by the time the firefighters are able to have all of the fires extinguished.

The Apartment Association Greater Inland Empire is working with other chapters of CAA in Southern California to provide help for these families who find themselves without shelter. We are asking our members to provide us with information on their vacancies so that we may be able to forward this information onto disaster services.

We ask that you observe the following guidelines for any units you list with us:

  • All units offered should be at a price no greater than that which was offered or advertised to the public during the 30 days immediately prior to the fires.
  • All security deposits will be no greater than that offered or advertised to the public during the 30 days immediately prior to the fires.
  • All rental agreements will contain a clause that the rent will not be raised for at least 6 months.

We also ask, that if possible, that you offer these units to these displaced families with a waived security deposit, discounted rents, free rents for 30-60 days, or no application/ credit check fee. Things such as these would be very helpful for these families in despair.

Any help you can offer would be greatly appreciated. This is an important matter and we thank you for your cooperation.

It's great that you posted guidelines for your rental listings.  It's bad enough that folks have to relocate due to disaster - but to take advantage of the situation is just plain wrong!

Larry - Thanks and spread the word to anyone local to SoCal that we need to find rentals!

Nancy - I know that the Apartment Association doesn't like to put those guidelines out there but sometimes prices 'adjust mysteriously' during a crisis.

As an owner of rental property, I feel it is unconscionable to elevate prices during a period of high demand created by disaster.  I have always kept rent steady for at least one year, and in one family's case, I kept the rent at my rialto rental house steady for 9 years.

Mike - Sorry to hear that your relatives were out for so long.  I know that on a national level most people think all the fires are out but in fact some of the fires were only fully contained (not spreading) in the past couple of days.  Hopefully your sister will find all is well - she will need to be vigilant as we are expecting a return of the winds this weekend but not as strong as two weeks ago.

The answer I got back regarding Las Vegas and other 'out-of-area' rental listings was:

We had someone else submit a listing for Las Vegas units and my Executive Director asked it to be taken off the list.  I think it may be too far for many to relocate. 

So thank you for asking about other areas.  They are still looking for units located within Southern California.
