When is the Best Time to List My Home for Sale-Guadalupe County Real Estate Frequently Asked Questions


I get asked all the time, Brenda, when is the best time to list my home for sale?  So I thought I would come up with posts for Guadalupe County Real Estate frequently asked questions to answer this and other questions for you.  

QuestionThe best answer or answers I can give you is...when you need to and once you need to, when the home is ready.  Many home owners are under the impression that there is a best and only time they are going to be able to sell their home.  Now, while there are optimum times for selling a home, the fact is this, if you need to sell your home then the best thing to do is get it prepared and put on the market as soon as possible.  Ok, Brenda, then what is the optimum time to my home up for sale in the Guadalupe (or even Bexar) County area?  High selling months for these counties are usually the Spring and Summer months.  Why, you may ask.  Well first, for some reason, the weather is perfect and folks are just in the home buying mood around these time frames.  My personal belief is that there seems to be more time available for buyers to go and look for homes for sale.  

However, another huge reason in our area of Texas is that we are a very Large Military town.  With FT Sam HoustonSAMC, (used to be BAMC), Randolph Air Force Base and Lackland Air Force Base, there is plenty of military to go around.  Those of you who live here, know this already.  The Spring and Summer months here in Guadalupe County and Bexar County Texas are high PCS (permanent change of station) months.  For those who are not military inclined, that means Soldiers, Airmen, Marine and Navy personnel are either leaving the San Antonio Texas area heading to other pastures, or they are coming here (yeah).  So, what does that mean?  This means that there are many military home owners that need to put their homes up for sale or for rent AND there are tons of military coming in looking to buy a home or rent one.  

Now, the  Spring and Summer months are not the ONLY time that PCS moves happen, it just happens to be one of the biggest times of the year that the military moves all kinds of people at the same time.  A Major reason for these moves are family.  The military has come a long way in recognizing that a lot of service members have family and children and the best time of the year to move them is during these months so as to not disrupt schooling.  You gotta be impressed with the logistics.  When I think back to the times that I PCSd in the Army, I am fairly sure that most of those times were during the Spring and Summer months.  In fact, I reported here at FT Sam Houston TX in early August of 2006, ( I had PCS'd from FT Irwin, CA-uugh NTC- in July 06).  This enabled me to buy a home and get my children enrolled in school so that I could start work Instructing Soldier Medics at the Department of Combat Medic Training (DCMT) without a hitch.  Ahhh, memories.  

So, yes.  If you are close to the Spring or Summer months and you need to sell your home, then you will most likely get a lot of traffic through your home during that time.  If you need to sell during September; however, this does not mean that you won't be able to sell your home, or even Christmas, (although that may be considered the least optimum time to sell).  

As long as your home is preparedpriced right and you have a great San Antonio area Real Estate Agent by your side, the best time to sell your Guadalupe County (Cibolo/Schertz/Selma Texas) or Bexar County home is NOW.

Brenda, We sell all times of the year, but there's definitely a spring/summer blitz and then a fade as school goes back into session in the Cincinnati area.  The cold weather seems to hinder more people from looking, and we also don't have a significant military relocation push to drive the full year movement.

Hi Bliz-I will definitely list at all times of the year, but for sure the spring and summer months are very active.  We do have a very large military push here during those warmer months, but...in all actuality, it can remain pretty consistant throughout the year.

Hi Anita-I think most areas start a little slowing with the beginning of the school year, but for us tends to pick up right after.  However, I do think because of the size of San Antonio and the military, our market remains somewhat consistent.  As long as homes are priced right and ready to show, we will get em a buyer :)!  Thanks for dropping by!

Excellent advice to folks who will need to sell their homes. The market here in Katy is pretty similar in that respect. The key is telling your clients the best time is when the home is ready to be sold is the best time.

Hi Brenda. Spring and Summer are definitely the more popular months for listing and selling homes in our area, and I get these same questions myself. There are still home shoppers our there all the time searching for homes to purchase, so it just depends on the seller's circumstances, as to when they should list their homes.

Hi Brenda...so true get you house ready, just like going out on a date, you get all dressed up and looking good.

The same goes with selling anything, put some Lipstick on...paint, Spring Clean the house, fix anything broken etc etc.

Here the Summer is the Slowest for Selling...too many other homes For Sale, Spring and Fall are our Peak times. Like you sell the best time to sell is when you want to sell and have the house sell ready....Looking Good!!

I think you are right when you say whenever a seller is ready, willing and able they should sell.  Sometimes putting a house up for sale when there aren't a ton of other new ones flooding the market and be to the seller's advantage.
