I think you handled it perfectly this has probably happened to all of us at one time or another. Think positive you have built a relationship with them they may refer you to someone in the future.

You did all you could do - have a sense of humor and move on.  It's rotten that we get paid only for what we close on - all those wasted hours of showings sometimes mean zero $$.

It is a huge disappointment for surebut you handled it like a champ!

HI Jared - I also think you handled it extremely well if they decide to sell, I am sure they will use you. There is nothing like being gracious!

I would have offer them if they need anyone to act as a transaction only agent. You could charge them a set fee so that they have everything documented properly. Other than that, I think you handle it well.

I love chicken wings too!  I had a buyer client buy a house from a relative lately too.  I am curious how those things work out.  What are the negotiations and inspection process like?  

You showed true professionalism throughout this process.  I am sure they will end up referring many other clients your way in the future.

Jared, it's a tough break that you really can't control in the end I guess I would be happy for the buyer...especially if they were honest and a nice couple.

I know they appreciated you being so understanding.  No doubt in my mind they think you are the greatest!

I would have reminded them that they would probably need help filling out the contracts and you would do it for $X.

I love me some chicken wings! Jared, I woulda done the exact same thing. Make sure you keep in contact with them, they might know someone who could actually use you.

You had me at chicken wings. :)  I think you handled it perfectly. It's always a touchy subject when a client walks away. A lot of people get upset and burn their bridge and that just isn't the right way to handle the situation. Word of mouth advertising is the best form of advertising. I never burn a bridge and I always try to part with customers on good terms. Well played sir.
