FHA Mortgage Financing For Condominiums 

 

Condominium buyers and sellers need to know about the available mortgage financing.  If the needed financing is not available, the market for the units may be limited to cash buyers.

 

In the Montgomery County, Maryland Suburbs of Washington, DC, there are many condominium communities that now have expired HUD approvals for FHA financing.

 

This link should take you to the HUD page so you can research communities within specified zip codes.

Real estate professionals need to disclose the availability of mortgage financing to their buyer and seller clients.  When there is uncertainty about available financing, check with you mortgage lender.  All need to be alert because the lack of financing may not be disclosed in the listing notes.

Good morning, Clint and Anita.  All that use FHA financing for condos should be familiar with this link.  This is not just for HUD owned homes.

In Maryland, a high percentage of home buyers use FHA financing and it is not available in a community, buyers need to move on to other purchase opportunities.

Allowing these approvals to expire is tragic for the average condo buyer, especailly in these tough economic times. Perhaps HUD will get smart about approving recently expired ones at the very least. Nice Flowers. Need my daily fix!

You are correct, Wayne.  Not meeting HUD requirements to allow FHA financing in a condo community can have dire consequences.  Values will drop in those communities that rely on FHA financing for new owner occupant purchasers.
