Tammy, It was a late one.  Leading into the week, noon was targeted.  But some problems related to the buyer's paperwork and getting everything cleared made it getting done yesterday doubtful....then we moved into, it WILL happen, but probably around 4....then 6...then get there at 7:30, so we all did, but 8:30 by the time all the paperwork was actually ready for signatures, then in the neighborhood of another hour to finish everything up, provide the keys, etc.  Occupancy was set for closing, so it was a complete turnover of the home in every sense.  There was a lot of tension over the last week (another blog post perhaps), but ultimately we all worked through the obstacles and got the job done.  Can't say I'm used to leaving a title office in the neighborhood of 10 p.m., but happy they cooperated and we were able to let our sellers move on.  They're VERY pleased with our work, and we're VERY pleased to have been able to get them through this.

Gina, I wish fast, but we've been trying to sell for awhile.  It's two houses into the development, and people assume (incorrectly) that the main road causes noise problems there.  It's actually very peaceful in the home and outside, but it's one of those things most buyers don't want to overlook (yet).  It's just a matter of time, the home offers too much to be ignored indefinitely.

Liz and Bill -- first, congratulations on another closed transaction.   It can be challenging when a property has been on the market for a while and with multiple listing agents, many feel a house is a bit shopworn but I'm sure your sellers are quite happy that finally found the success they were searching.

Michael, We've found communication and keeping our sellers totally informed on the market conditions goes a LONG ways towards getting the patience needed to get to SOLD.  We're a slow sales area for MOST of our county, although there are of course most desirable pockets that are VERY exceptional for how quickly they get sold.

Dorie, This one took a year, so patience is key.  Of course that can be accelerated with price, but that "SELL NOW" price is often well below what most area sellers can afford.  We're starting to see upticks in the local market, so hopefully we start seeing more equity and more flexibility in pricing over the next 1-2 years.
