There is good news about the real estate market on the Outer Banks. Despite all the bad news you might hear in the media, property values are NOT crashing down around us. Let's look at the property values in Duck, NC.

In the time frame between January 1 and Oct 1, 2007 the median price for an ocean side residential/rental property has gone up 21.5% to $715,000 from $587,500 in 2006. In the same time frame the average price went up nearly 20% from $700,206 in 2006 to $838,953 this year.

The inventory of homes for sale is still at an all time as as owners are trying to cash in on the equity they accumulated over the last 5 years. This makes shopping for a home much more enjoyable. Sellers still have to compete with all of the inventory so they are willing to do repairs that they would not have done in years past and you don't have to worry so much about losing a home because you tried to get the seller to make a deal.
