NEW Agent DILEMMA SOLVED
As a new agent many years ago, I had a situation like many of you may have had. A buyer got their inspection report and expected that everything on the list would be repaired. EVERYTHING! Holes in the screen, lint in the dryer?! What do you do when that happens? Here's what my friend advised me and I think it is still good anywhere today so since I still see the question appear I'll take a minute and teach you what she taught me:
I had someone give me truly GOLDEN Advice on this one years ago so I will be happy to share it with you now. Even though I practice in Texas and Florida it makes sense anywhere:
For the Sellers who are hit with a request to repair everything:
- You are not a builder-Fact
- This is not a new house-fact
- It was built to meet the codes of it's day-fact
- Those codes have changed-fact
- An inspection is to identify potential issues not rebuild the house-fact
- A buyer will be needing to understand that they are buying property in "as is" condition-fact
- The inspection is not a repair list-fact
- Their offer is based upon current condition of property, so was the list price! Fact
- Take it or leave it-fact?
- Number 9 applies to both of you! So work it out or move on. Fact
