What are we seeing in the marketplace today? Much lower inventory is the general consensus nearly everywhere in the U. S. Some locales see a continuing decimation of price while others are beginning to see light. It is surprising to have many of our prospective Buyers bring offers which are often 20% below list price. I share your empathy! Sure there will be an infrequent "steal" however those are very, very few and far between in the Naples market. The two charts below represent the past year's activities and while I won't dwell on where we were years prior to that suffice it to say that most listings are now at very competitive price points. If you want to own property here make realistic offers on your dream or lose the ability to deal with like minded Sellers.
Affordable homes do exist in Naples and not just a few as so many prospects had thought in the past. Here it's plain as the nose on your face that two thirds of our inventory is relatively inexpensive. Many former tenants have been converted to Buyers due to this transition. You'll see why if you ever wish to be a seasonal renter here. Is it worth it? You bet, and that is without regard to wherever your interests lay. Know that you must favor a sunny and warm environment as a prerequisite then move forward from there.
Sure, the inventory has shrunk a little but not to the point where there are no longer any good opportunities which exist for you. A mantra that we hold firm to is that you want your home to be the next home to sell in your neighborhood. Likewise in that thinking Buyers can expect to view upgraded properties which are rejuvenated to be perfect candidates for your primary or secondary residence. Yes, we have multiple offer scenarios happen to those homes which show like models quite frequently and you have to respect that. Undoubtedly, we are probably located in the best recovery zone in the State of Florida in my opinion. Try Naples on for size. It's not always a perfect fit but I guarantee it'll be a comfortable one. You know, not too tight!
