Posting on Craig's list... every 48hours?

I came across a post on group: Realtors regarding Posting listings on Craig's list.

But reading the comments on the post I found a very interesting one in regard to reposting on Craig's List.

Before writing here I searched across Craig's List Forum to find out about this incredible option to repost your listing every 48 hours and did not find anything.

Now: I've been posting my listings on Craig's List for a wile and never been able to repost them earlier than 45 days. Checking back to my account I see:

[

active

pending

removed by me

expired

flagged/deleted

]

Only the expired once (45days later) display: Repost this Posting... So I can just do that. Other than that I don't see how can we repost after 48hours.

I went to my active ones and see: Delete this Posting and Edit posting... So how am I supposed to repost them after 48 hours.

Can anyone educate me and others here on AR community how we can do that?

Do you think Craigslist works?

You can delete your original posting, and post a new one. Sometimes you have to tweak it a little bit (perhaps a different headline), otherwise the system might catch you. Or, you can post from different email addresses.

And, does Craigslist work? It depends. Here in the Bay Area, almost everyone uses Craigslist for something or other. I see a lot of traffic from Craigslist. It seems to be better for condos and starter homes. So, it might not be the best option for every listing. But, then again, it is free and very easy, so why not?

Mary: I tried once to delete and repost it but I had a hard time. Maybe I was not savy enough to create a different post, etc.... I wish I can find the magic bullet. And someone here on AR was very casual about it. I like to here from him how he does it.

Michael: Not that I am looking into breakeing Craig's List regulations, but 45 days for exposure on a listing (considering the 100 or more ads/day) is to long time... nobody finds you!

We must be very creative and change/rotate our ads to get a chance to be seen on Craig's List. And if you want to list for Las Vegas, than GOOD LUCK! The number of ads are by thousands.

Family First Mortgage: I am not so sure. As for me not to much, I get some suspicious leads and seldom solid ones. But again if we can get more exposure maybe here and there we catch some real leads.

Just picked this up from Craig's site:

The fee for reposting a paid ad that has dropped down the list or has expired from the site is the same as the original fee:

SFO jobs: $75 per job, per category
BOS, LAX, NYC, SEA, SDO, WDC jobs: $25 per job, per category
NYC brokered housing posts: $10

If you submitted your original paid ad through a craigslist user account, login to your account to repost. Detailed instructions for reposting through your account can be found on the craigslist user accounts help page.

Delete your original post.
Go to the home page for your craigslist city.
Click on the "post to classifieds" link in the top left corner of that page, and proceed through the posting process.

that would be me. I checked other forums for you by simply clicking "post" and got varying results...

to settle this:

Los Angeles, San Diego, Seattle and New York Craigslist expire every 7 days. (did a quick check of a few big cities)

Most other places are 45 days.

Admins on CL are local. If your city has a fast moving Real Estate section you may want to just write a post on the RFS section claiming that you would like to be like other cities (name a few). Admins will see it and maybe do something about it.

PS...deleting your post and adding it again is called "top posting" and admins and other board members watch for it and may flag it away.

You are right. I did the same thing and went to Craig's List Forum posting this question. For some reason they asses situation state by state. But I am not sure that it is quite fair with Las Vegas. Here the inventory and market situation could qualify for faster posting. I know from my experience how difficult is to wait 45days between the postings.

I'll follow your advise and write a post on RFS SECTION TO SEE HOW IT GOES.

I'll still not sure how I feel about craigslist and other online sources to target buyers. Have you had any luck??? I have heard that sometimes the leads end up wasting more time then creating actual sales.

Tyghre : I don't know what to say... there are to many on this community claiming that they get lots of traffic from Craig's List.

Now: What we have to loose if we try? It is free and I am inclined to give it a try myself... Don't like to miss the opportunity.

Tyghre: 150+ people contacted me this year with an interest in a home on Craigslist. I would never trade the chance to talk to that many people because i thought they might waste my time. Of them, 1 listing, 1 buyer sale, 25 in my follow up looking at listings daily. Thats a pretty good ratio I think.

Arina: definitely write that post to the admins. Looking at how much volume is on your area, they definitely need to change the rule. Even down here, the Los Angeles CL is 7days, but Orange County is 45 days. Its very regional. I think if you and a few other agents that you know post regularly were to push, they would give in. :)

Please note that it is a violation of the Craigslist Terms of Use for a real estate agent to post ads in the "real estate for sale" section. As professionals, they are only permitted to post in the "Services" category. Only unscrupulous agents would intentionally repeat such a violation. We are working hoping that they will soon use an ip-based on all of the agents who repeatedly violate the ToU in this way.

Hi everyone:

I have been using a great tool to automate my postings on Craigslit. All I have to do is create a dozen ads with several different headers and tell rainmaker how often I want those ads posted. It does the rest. Whether you are at your computer or not your ads get posted.

Another tip you might want to take in consideration: Craigslist monitors IP addresses and if they detect that too many ads were posted from the same IP in a short period of time, they might block your IP. Trust me, if that happens posting on craigslist becomes a real headache! There is however a simple method to prevent it from happening and that is to "mask" your IP. I have used very inexpensive software to do that: hide my IP 2009. (you can get a free 15 days trial by clicking here)

Start combining both softwares and you will be a true Craigslist posting machine!
