Have you made the decision to purchase a home? Your family and friends have told you its a good idea and you've talked with your significant other and love the idea of putting your money into something of your own. You want to be able to have the ability to do little projects, or landscaping to your own property. You know you have the ability (money) to buy a home. You even know what you are looking for. I will only show you homes that fit your parameters and homes you have the ability (money) to buy.
Great, next step is give me a call. When you do that I am going to want to know several things.
#1 Do you have the ability (money) Have you talked with a loan officer? Do you have a down payment?
#2 How much do you want to spend on your new home?
#3 Remembering your answer to #2 what kind of home are you looking for? (Look at my website)Do you want to live in town? On an acreage? What area (town) do you want to live in? Do you want 2-3-4 bedrooms? How many baths? Do you want a garage? Attached or detached? Basement? Full, partial, finished or unfinished? Lot size? Flat lot? Timbered lot? Loess Hills lot? Do you want to be close to Omaha and Council Bluffs? How close?
#4 When can you go see homes that match your parameters?
When we have decided on an appointment to go see homes I will set up the appointments and we will go see each home. How many homes will you have to see before you buy one? Through the miracle of the Internet and digital photography hopefully we have done our work ahead of time and weeded out home that are of no interest to you. That save you, me and seller any additional delays.
When we go to see homes you will probably see between 3 and 7 homes. Statistics show that most buyers see 5-7 homes before they make a purchase decision. Maybe you'll only see 2 and maybe you'll see 10. Along the way you will rate the homes we see. I'll listen to what you like or dislike about each home. You may even bring a camera and a notepad to take notes on the homes you see. I will tell you ahead of time that you'll probably start to confuse details about different homes so its great to take notes about highlights of each home.
Now that you've seen the homes that fit you you'll probably narrow it down to 2 or 3 homes. Maybe not, maybe you fell in love with one particular home already and know what you want by now. In either case we will get copies of the residential disclosure for the home(s) to see if the current owners disclose any problems that may affect your decision.
When you have reached a decision on which home you plan to purchase we will submit an offer on your behalf. Offers are not made verbally. Each offer is written in the form of a contract or a "Purchase Agreement" and will require your signature. Writing the offer takes about 30 minutes and is fairly painless. At this time it would be great to have your written pre-approval from your loan officer. Its always best to be able to submit a copy of this with your purchase agreement.
When the seller received your offer they have 3 options. #1 accept the offer, #2 reject the offer and #3 counter the offer.
Depending on the sellers response to the offer I will advise you through the process and try very hard to get your home bought at a price acceptable to you.
