Laurie.  You're right.  This builder really need to sell these homes.  He gave me carte blanche to post.  I don't list them but he knows I'm blogging for buyers.

Lenn, when you do these posts did you need to have permission from the builder to advertise his homes?  New for $469,900 is funny to see when I'm used to new for $2.2M!

I love all your maps.  Do you use a program to generate them?

Josette.  Thanks for stopping by.  I'm not advertising these homes.  I'm providing information to the public about what is available and my services to help home buyers.  This particular post was about "homes in inventory".  If these homes don't work for a particular buyer who contacts me as a result of this post, I can sell them anything available. 

That said, YES, I have the permission of this builder and many others to include their homes in my blogs.  They all know what I do and they are all very cooperative.  The builder of these homes spent an hour with me Friday, took me on the tour of the several locations where he has standing inventory.  He wants to sell the homes.  I want buyers.  I don't list the homes for any builders because I represent buyers.  However, they know that I bring buyers to their sites and they want my buyers' business. 

I have a wonderful working relationship with the builders in my market area. 

I know Bethesda well.  These homes are like the ones that would be built by Douglas throughout Bethesda on spot or tear down lots.  They would sell for about $1.2, $1.3. 

But, Purcellville is two counties removed from DC.  Bethesda is just over the line from DC.  Location, location, location.

Lenn, thanks for the explanation on that.  I had the discussion in my office this am about listing agents not wanting you to advertise their property ever and thought of you with these great ways to get buyers into properties.  Seems ta me that if it sells everyone gets paid and that's a good thing. But then again I might wrong :)

Yup, that location thing again.

Seems to me I should buddy up with some builders :)

Listing agents for builders are usually not involved.  I deal directly with the builders.  I understand listing agents not wanting other agents to use their listings for advertising.  That's completely different. 

Get thee to some builders.  I've got 5 new homes under contract.  I cultivate these builders, get photos, put up my blog, folks find my blogs on Google, call me and pretty soon, another new home sold.

Works for me.

Lenn, this is a very nicely presented piece. The house photos are really good, the floor plans helpful, and of course you know your maps continue to be coveted... past the point of legality, I know, too often enough.
