Great Marketing Idea #1: 

       When you have a listing that is about to expire, call your competition and refer it out for a referral fee. The agent can go in and solicit the listing because you have given them permission to do so, and the agent stands an excellent chance of picking up the listing as it expires because the agent has no competition at this point. Encourage your real estate friends to give you their referrals. (One agent reports earning over $509,000 in commission using just this ONE technique!!)

Great Marketing Idea #2:

      Anytime an offer comes in on one of your listings and you negotiate a counter offer that is less than the current listing price, have them sign a price reduction form at the same time as they sign the counter offer. Also, extend the listing period back to its original term. Tell your Sellers that as long as they are willing to sell at that price, why not offer it to everyone else and see if we can get another offer in case this one isn't accepted. This works in a BIG WAY! Why wouldn't it? It's in their best interests to create a frenzy of activity and we all know the best way to do that is through price, isn't it? If the counter offer isn't accepted, you've got a better-priced listing.

Great Marketing Idea #3:

      Can't afford to produce your own Personal Marketing Video? Don't despair... Record it! That's right, whenever you close a sale be sure and record your client's success story and their praise of you and your services. Make copies of the recording and use this for "testimonials" instead of a typed out statement which most people think you made up and wrote anyway. It has much bigger impact and is a great way of adding credibility to your references! Try it! It's inexpensive, easy, and immediate!

Great Marketing Idea #4:

     Statistics indicate that within two years of completing a transaction... most clients do not even remember their real estate agent's name. With that in mind, you might consider "adopting" both legs of the transaction upon closing. Adopt both clients...buyer and seller... as your own and plug them into a system you've designed to continually, persistently, keep your name, face, and occupation in front of them on at least a monthly basis. A newsletter, greeting cards, calendars, and imprinted scratch pads all work marvelously in this regard. Remember... adopt both sides of the transaction and you'll greatly increase the odds of them calling you when they next need realty services.

Great Marketing Idea #5:

     A letter of recommendation (or recorded testimonial!!) from a FSBO is a great door opener to a FSBO. Use one and you'll increase your odds of getting through the door ten-fold!

Great Marketing Idea #6:

     When you list a property, ask your sellers for their Christmas Card list so you can send just-listed notices to these people. It immediately sells you to your clients as an innovative marketer and provides you with dozens of contacts to whom you can consistently mail. Remember, people like to do business with those people they know, like, and trust!

Great Marketing Idea #7:

     Most title companies and lenders regularly distribute rate sheets or advertising to numerous real estate offices sooo... why not piggy-back on their efforts by having them distribute your property brochures, "Just-Listed" notices, contest announcements, etc., while they're giving out their information. It saves you time, doesn't cost anything... and they'll be glad to help you out.
