Have you checked with your Real Estate Company. They may have a company they work with and you may get a discount too. Let me know.

I have studied this for years, and I can point you in 2 directions for very little investment by you. One you do all the work, the other you provide the content. There are many other solutions, but these are 2 very reasonable ones financially. :)

Sometimes, it's a matter of control. If you want complete control on design and content, then get a hosting company and build your own. You could even do it rather easily with a WordPress design.
Template sites do a pretty good job but you give up some control over design. RealtySoft, AlaMode, etc. both do a good job and you're up and running very quickly.

What I did was I put the big chunk of change outright so that I own the site and have total control.
I also looked into stuff from GoDaddy.com where they had this website building tool called Website Tonight. You paid a minimal fee every month and you literally could have your site up in a couple of hours. But if I left GoDaddy, then my site would come down and I would have to re-build somewhere else.
In the long run, which would be more cost effective for you and/ or how much control and creativity to you wish to have?
Suzanne- I'm not a big fan of template sites, but I know some agents that use iHouse and have liked them ok, but a lot more agents like prostepmarketing.com Trica Andressan offers quite a variety of web sites and marketing materials, maybe a little expensive, but worth checking out.
Hey, I want "a sidebar with Steve" too!!!! What a tease! For cryin' out loud, it is a members only post! We use blueroof 360. Clients like their map search, but we are not seeing much lead gen or CRM. It depends on what you want the site to accomplish. The IMSD by Ben Kenney (he is on Active Rain) seems to have some good ideas. Register Online using the promotional code "BONUS" for a $200 discount your IMSD membership. You definitely should have some hands-on work with the actual site content. But this also depends on how much flair you deem necessary, since a novice does not often have the skills for diamond-quality web design. If it is of utmost importance, then hire someone to make the site for you. Otherwise, get your hands dirty with some DIY HTML or template construction. Ultimately, know what you want on the page and commit that to someone (yourself, a co-worker, or someone for hire) to make it a reality. :)
This doesn't really help you, but I pay $15/mo for the web hosting, and do the site totally myself. It was a lot of work at first, butr I REALLY like having control myself.
