In today's world, most people move every few years. If you are among the majority, you will probably purchase a different home every seven years. If you are looking for a retirement home, vacation home or relocating to a warmer, sunnier climate, you may start out with a smaller condo at first, then move up in a few years to a larger home now that you have discovered the joys of living in this beautiful Palm Springs Desert Area where you can “Enjoy Summer All Winter Long!”

We all have features and amenities that are important to our comfort level. But you will need to weigh these when taking into consideration the resale value of your purchase.

If you've paid top money for the biggest and best house in the neighborhood, you probably will not recover the cost unless you live there quite a while. Maybe the houses a few blocks away are in a higher price range but it's the house next door that helps determine the value of your home. It's usually better to buy a home of average or smaller dimensions for best resale potential.

A three bedroom, two bath home is optimal, especially if there is a master suite with private bath facilities. A home with more than five bedrooms will usually take longer to sell. Lots of accessible storage, especially walk-in closets, is a priority for home buyers. And garages with a minimum of space for two cars will put your property in a very desirable category. In our Palm Desert/Palm Springs area, having a golf cart garage is also a plus!

Why is you lifestyle so important?

Kitchens have been and will continue to be the heart of the home. Spacious rooms that are light and bright with upgraded appliances will always grab a buyers' attention. This is the one area of the home that deserves extra care. A kitchen with easy access to the family room, dining room and outdoors is preferable. Families with small children will want to monitor a child's play in the yard, making windows in this room a necessity. This type of setup also makes casual entertaining easier, and we sure do a lot of that in the desert!

And what of the extra conveniences and features? Which ones will a buyer be willing to pay for? Look for homes with additional bathrooms and laundry facilities on the main floor. Swimming pools and hot tubs are also important. Especially when you are living in the desert. Nice landscaping will add to a home's value but be careful not to go over the top on this item. Decks and patios allow home owners to enjoy the outdoors. Fireplaces are a comfortable and cozy bonus and for some people they are an absolute must have. The favorite location will be the family room, where most home owners feel they can relax and really enjoy being at home.

While keeping all this in mind, it's still important to purchase a home you and your family find livable, comfortable and inviting. Your home should work for your lifestyle.
