Don't be a naked buyer with cellulite
It is hard for buyers to understand this concept that it is in their best interest to be qualified for the loan. It is much harder to get approved for a loan today then it was 6 years ago.
The lenders are not so forgiving to the dings in your credit scores. Making sure how much you are qualified for will help your agent find the properties for you that are really in your price range.
Being qualified for a loan prior to house shopping also puts you in a better position to get your offer accepted by the seller so you don't lose the home of your dreams.

A buyer without a pre-approval letter heading out to search for homes is like a person with cellulite wearing a thong on the beach....they're both just not good...on many levels. Without checking your credit first..you just might not be able to buy that house you fell in love with if a few dings show up. Dings..like cellulite can be hard to get rid of, but unlike cellulite, might not be so obviously seen. (yeah..see how nice I was with my picture...could have been baaaad)
Let me give you a perfect example of why us REALTORs® usually like to see this before we start taking you out to show homes and why they're so important.
I received an offer on my listing late last night. The agent said that since the banks were closed, they would be getting the pre-approval letter today and send it over. I was scheduled to meet with the Sellers to go over the offer tonight..but after calling the agent to see what was what, I was told that there was an issue..or ding on the buyers credit that puts a complete halt to the offer at the moment. This might be able to be fixed quickly...but then again..the buyer might now lose out on a house they love because they didn't take this step BEFORE they went looking..and most definitely BEFORE they made the offer.
Times are different than they were..and in today's market lender guidelines are a bit tighter than ever.
Don't be a naked buyer with cellulite..get your pre-approval letter BEFORE you look at homes!! It will save you and the seller some big disappointment.
