To be honest, the Sandpoint market is still not where it should be given our discounted pricing currently. If you are looking for waterfront property at any of the bigger (or even smaller) more popular lakes anywhere in the country, chances are you will pay more than in and around Sandpoint, Idaho.
Still, that being said, my team and I are having a pretty good year.
Last Monday we had an accepted offer on our third waterfront sale this season. We specialize in waterfront and water view properties in Sandpoint and this region of North Idaho. Two were on Lake Pend Oreille, and one was on the Pend Oreille River.
This morning we had an accepted offer for a Baldy Mountain home that overlooks the Pend Oreille.
This is $1,130,000 in accepted offers just this week.
I have to admit, like many REALTORS® I was discouraged last year. I had worked very hard with video media such as YouTube, and had built up a fair social media presence. My internet presence and blogging was second to none. Still, most of my sales fell apart for one reason or another.
What made the difference? I did not give up, and expanded my internet/blogging/social media and the like. My internet sites get over 500,000 hits a year, I am the top blogger in Sandpoint, and have more local ‘friends’ on Facebook than any other REALTOR® in Sandpoint.
Also, I partnered with broker Judy Delucchi. Judy had been the owner of Starhawk Realty and started working with Tomlinson Sandpoint Sotheby’s International Realty right before I did. We had formed a fast friendship, and she had moved to Oregon to pursue a career in short sale real estate. I missed her, and constantly urged her to move back to Sandpoint. At the beginning of the year, we decided to partner up, and our success rate went up exponentially for both of us.
Even as we speak we are working with several other new and existing clients and are working hard to keep up. We will become even more successful this year despite the down market and economy because we have embraced the new modes, medias, and technologies. Plus, we have a diverse background of experience that benefits our clients.
The deals we have closed and are working on have been beneficial to our clients and we are proud of our efforts.
In the next segment of this waterfront blog, I will point out some of the better buys currently in our market, and explain what you, as a waterfront buyer, should expect and be looking for.
