Clearwater Beach Florida Market Report for August 2011 shows only two single family homes sold.
One is a 4 bedroom 4 bath 3 car garage Gulf front home on Eldorado Avenue that was listed for $1,395,000. This magnificent home with views of both the Gulf of Mexico and the intercoastal waterway was on the market for 699 days before it sold for $1,260,000. With 3450 sq ft of beach front living, the new owners have a beautiful pool home on Clearwater Beach.
The other home that sold during August 2011 on Clearwater Beach was a 2 bedroom 1.5 bath home with 975 sq ft of living space. This short sale home is only a half a block from the intercoastal waterway! Listed at $209,000, the home was on the market for 105 days before closing at $175,000.
That shows that there are indeed great deals to be found directly on the island of Clearwater Beach if you are patient enough!
When we look at townhomes, condos and villas, there were 23 sales on Clearwater Beach during August 2011.
On the high end we find a 3 bedroom, 3.5 bath 2581 sq ft condo in the Residences at Sandpearl directly on the beach. This 10th floor condo with breathtaking Gulf front views was listed at $1,995,000 and sold after 110 days on the market for $1,737,500.
The least expensive condo to sell on Clearwater Beach during August 2011 was a 2 bedroom 2 bath condo on Island Estates in a 55+ association. This 1090 sq ft condo needs some attention and upgrading. Listed at 110k, it sold after 167 days on the market for 95k.
Once again we see that there are bargins to be found........patience is needed.
