Real Estate is a business, just like any other business. You have assets and liabilities. And you must start out with inventory.
Real estate agents have the advantage over large corporations.... they can "borrow" other realtors listings to advertise or hold open house (with the permission of the listing agent and home owner). Eventually, with a lot of hard work, they are able to obtain their own listing inventory.
As they start building inventory, homes start to sell. Now, they are doing two jobs.....caring for the current inventory and working the closings. If the homes are priced right, the contracts keep closing.....and suddenly they are back to focusing on obtaining new listings. Keeping the real estate wheel turning to list more homes and coordinate closings eventually, without maintenance, there's going to be a break down.
Now, the realtor decides they need a spare wheel to keep their business on track. Third Hat...He hires a buyer's assistant, systems are put into place, the business continues to prosper, but the agent is still tied to the phone making more calls, closing more contracts. Fourth Hat....He becomes a managing Broker within his team. He hires more agents to take over responsibilities. Fifth Hat... He becomes a negotiator. Taking care of clients, agents.

I've taken some time off from blogging to catch up on the year end tasks and start planning for the new year. Business is still good. Without planning and redesigning the team, our business would not have remained stable. And with all the new technology, our great website and the knowledge we've gained from Active Rain, we are still selling Springfield Missouri Real Estate and Springfield Mo Homes.
