 The young couple gave me a dirty look. After a three hour inspection, only a few deferred maintenance items were uncovered by the inspector. In this instance the cost of the inspection FAR outpaced the cost of all the maintenance items. But let's examine what a few other home inspections have uncovered this year alone...

 

1) Toxic Mold--The inspector had some concerns with the lack of ventilation and some spots so he recommended a professional test. 475 dollars later the house tested positive for mold!! The final cost of the repair exceeded NINE THOUSAND DOLLARS!

2) Hail Damaged Roof X3-- So far this year THREE roofs have been replaced as a direct result of a professional home inspection. None of the damage was visible from the ground.

3) Foundation Settlement x2--In one case a pier and beam home needed 3,000 dollars in work, the home built on a slab needed almost 10,000 in repairs.

4) Dead Deals x3-- In three cases the inspection reports were so bleak that the buyers killed the deal. Since they were in their inspection period the deposits were returned.

5) Dishwashers, water-heaters, AC, oh my--Multiple properties received new appliances, most of which "appeared" to be working prior to the inspection.

Doug - I'm addicted to "Property Ladder" and absolutely confounded on how people can buy ANY home without having an inspection....!!!  It seems like hardly any flippers on that show spent the $3-400 for an inspection - and almost always have mold/foundation problems/roof/plumbing etc....all WAYYY more expensive to fix than the inspection!

A home inspection is not just for finding defects; it's also for learning how the house works. Where are the shutoff valves? Are the appliances nearing their end of serviceable lifespan? What kind of routine maintenance can be expected? We treat inspections as an opportunity for people to be educated about their home, and money spent on education is rarely wasted.

Doug, you can't ever put a price on peace of mind.  I had a microwave turn out to be not working in a home that was only 4 or 5 years old.   It looked like it worked, but it wouldn't heat anything up.  The inspector found it, and the buyer wouldn't have until it was time to actually heat up some food!  Great post!!!  Thanks...
